A Quick List to Keep You Busy While You are Waiting to Close on your Old House
- Cooperate with the home inspector and lender’s appraiser. This will probably begin just a few days after the agreement is finalized.
- Contact your lender to start mortgage payoff process. You can probably start this on-line with your mortgage servicing company.
- Keep the house in good condition. It needs to be broom-clean, and at least in as good a condition for the final buyer’s walk-through as it was when they decided to buy it.
- Negotiate or repair anything the buyer’s inspector finds. If a repair is beyond your ability, you can try to negotiate an acceptable discount with which the buyer can have the repair done.
- Notify your utility companies of a final service date you intend to use them.
- Schedule the closing for your new home. Where you are moving.
- Start planning your move.
Remember to Bring the Following to your Closing
- The deed to your home, if the home is paid off and has no mortgage or liens.
- A photo ID – a driver’s license or passport will do.
- A certified check, if required, in the amount told to you by the title or escrow company.
- The keys, garage door openers, and security codes for the house.
This is an exciting time for both seller and buyer, but nothing can ruin it quicker than forgetting one of these important items.
