The beauty of our directions, instructions, videos, and FAQs is that of you ever need info during your transaction, you don’t have to wait until you can find and ask Don. Because of this, there are two forms you will see during the negotiation that need to be done properly. 1) The Agency Agreement needs to show ME as the seller’s agent (not “designated” and not “unrepresented”) and 2) The Compensation Agreement needs to be signed by the other agent and ME (members of the MLS) and not signed by you at all.
Seller’s contact info will be listed in private agent section of the MLS. In the event a prospective buyer does not have access to the MLS listing, their inquiries will be directed to the website, mlsDon.com – it is the responsibility of the seller to have such info posted there.
Note: Your dashboard does not go directly to the MLS. Only the data sheet info gets onto the MLS, and only Don can enter anything into the actual MLS. Any changes you make through your dashboard will NOT automatically show in the MLS. They must be accompanied by a Status Change Form to Don.

Before you ask when your listing will be ready, ask yourself “have I provided these seven items and done so in the correct formats (documents=flatbed PDF & photo=jpg) ?”

If you ask to be billed, you will be invoiced from Paypal and need to pay before work starts on your listing. If, after three invoices, you have still not paid, your file will be deleted.

Due to the nature of a mls entry-only listing, I cannot give you advice as to the need or use of any of them or consult with you regarding any transaction or sales strategies, only to make them available.

To become “PENDING” send me this form completed and signed and flat-scanned as a PDF along with the bound contract.
To become “SOLD” send me this form completed and signed and flat-scanned as a PDF along with the closing statement.
This paperwork must come from YOU, and not another person or an agent, since YOU are my customer.
I do not mean this disrespectfully, but if you are the type person who may decide that doing the initial paperwork is too difficult, then you will probably have difficulty with the actual sale process. As much as we want your business, in fairness to you, you should think again before you invest your money. In selling your own house, you must read and follow directions, cross your “Ts” and dot your “Is.”
As with any digital work product, there is nothing to return and nothing to refund.
That is why it is so important you put it on the mlsDon.com site while you are there since occasionally people (with no agent) will be directed there to talk to you directly about your house.
My telephone voice mail says that it is UNATTENDED, and to go to mlsDon.com for seller’s contact info.
Second and third-party syndicated websites (Trulia, Zillow, Realtor.com, etc.) will either show the contact info of the listing broker (me) or the number of an agent who has purchased the right to get leads from the listings they show. I have NO control over those sites.
When you close the transaction, and trade money, you must send me a copy of the closing sratement, along with another completed and signed Status Change Form.
Please remember, my office hours are 8-5 M-F. MLS changes must be made from my office, so you can’t send me a change Saturday, and expect it before Monday. The MLS still wants you to transmit these copies to me within 48 hours though, even if it’s on the weekend. We promised them that in our original Permission to List!

Please remember that most agents copy me with forms needing signatures and information, in case you pick their offer, so it’s VERY IMPORTANT YOU SEND ME THE STATUS FORM AND CONTRACT YOU HAVE SELECTED ASAP MONDAY MORNING! Then we can signify “PENDING,” and cut down on your showings.

THIRD FASTEST – EMAIL ME – martindo@realtracs.com – The subject words on your email (start new, don’t add on to old thread) should be “YOUR NAME,” “YOUR PHONE NUMBER,” “STREET NAME,” and “EDIT” or “QUESTION.” THEN state your request. I will get back to you as quickly as I can. Please remember most MLS work must be done from my office, AND I AM NOT USUALLY AT THE OFFICE ON THE WEEKENDS OR AT NIGHT so if you are requesting an edit, it won’t occur until I am back in my office.
IF YOU ARE INQUIRING ABOUT A HOUSE, YOU DON’T NEED ME AT ALL! Go to search FOR SALE and call the owner directly!
- Complete your mlsDon.com website, including your contact info and your pictures.
- Complete, sign, and scan to me (pdf) your permission, including commission $ or % we will pay if there is another Realtor involved. (Can never be 0)
- Complete totally, including driving directions and school zones, etc correct data sheet for your ptoperty. Scan to me pdf. Must be complete.
- Inspect for accuracy your listing pdf I send you after you are active.
- Answer your phone asap after your listing becomes active. If a voice mail is left, return asap. We cannot offer a house for sale if we are unable to show & sell it.
- If another Realtor is involved, they have examples attached to our listing to follow.
- Let me know immediately with appropriate form when you accept an offer.
- Keep me advised of expected and actual closing times.
