Sometimes a vote FOR FSBO is only a vote AGAINST high commissions.
People don’t always want to work more. They often choose the easy way out of a task.
Sometimes they will think to themselves, “is it worth the money to pay somebody to cut my grass? That would not only save me a lot of work, it would free up my time to do this other project I really need to do.”

As humans, we are not always lazy, but also clever in realizing that which would be the highest and best use of our time.
The kid down the street wants X dollars to cut our yard. That seems like a lot at first, but if paying him X dollars would give you the ability to be at your kid’s ball game and preserve your happy state with your family, it might not seem like so much.
But let’s face it. If you don’t have a ball game to go to, it is probably a whole lot cheaper and smarter to cut your own grass, and be a good steward of your money.
So you decide to sell your house FSBO.
Fast forward, and now you have decided to sell your house and move to a new one. There are many agents out there who will help you do that. But this is what they do for a living. They have had to get educated, licensed, and trained to do that. They have ongoing expenses to do that.
But let’s face it. I would bet there is not one of us who, after using an agent to show and sell their house, did not confess, at least to themselves, that they could have done a better job showing their house than the agent did.
What if I had been paid that amount of money???
In fact, what if I had simply sold it myself as a FSBO (For-Sale-By-Owner, or FIZZ-bow) and SAVED that amount of money?
But you have to have the MLS exposure.
Here is the problem.
Maybe you could do a better job showing your house once the buyer was there in the house, in front of you. But how does that happen?
These days, more than 90% of all real estate transactions involve what is called the MLS, Multiple Listing Service. It is a big co-op that lets all the brokers know what is available for sale out there. And even if an MLS broker is not helping a seller, the odds are that one is helping the buyer.
The solution to the problem? You have to have your house in the MLS, even if you are selling it yourself. But how?
Where the BIG MAPS are.
Somebody at your work told you of something called a “MLS entry-only listing,” in which you pay a small (pennies on the dollar) amount of money to get in the MLS. You still have to answer the phone and show your house.
It does sound like a good idea, so you sit at your computer and Google MLS entry-only listings, and up pops a huge number of choices. You may or may not know that, in some ways, Google is like the old Yellow pages, where a larger company can buy a more prominent placing.
And at first glance some of those first few ads have the huge national map, where you pick your own state and go from there. Sometimes the big companies only are big ad budgets, run by one person many miles away from you, and not even licensed in your state.
What the Big Maps do.
Now the Big Map Guys are mostly very nice people who try to help customers. In essence, the Big Map Guys just have a website and the software to process your order.
Since all real estate is local, and must involve a broker licensed in that particular state, when they get an order, they must find a broker in your state to fill your order.
You purchase your listing at one price, and the Big Map Guys sublet it to a local broker for a lesser amount. So not all of your purchase price is not going toward your listing. This is in no way a bad thing. This is business.
We are where the BIG MAPS go for their MLS.
Many times, the Big Map People come to us for their listings, and we are pleased and blessed by this. We would never discourage it.
The important ting for you to know is that we love our customers and not just the source of our customers. I think it is so much better to be able to talk with my customers. I like living in the same areas they do.
