When it’s time to sell their house, most people call a real estate agent to “list” it.
You will sign an “exclusive right to sell listing agreement” with that agent, pledging a certain amount of money to that agent for a certain amount of time for your house to sell, regardless of who buys it. Even if Cousin Ralph, or somebody from your office buys it.
You may have to pay several thousand dollars to the agent and tie your house up for several weeks or months. Even if the buyer is Cousin Ralph.
The primary reason you go to that expense is to gain the exposure of the Multiple Listing Service, so that it will sell as quickly as possible.
But some people don’t mind answering their phone and showing their house if it means they can save thousands and thousands of dollars. The only problem is, they can’t get their house in the MLS without an agent.
