Sell it Faster
For the purpose of this series, we are going to rule out much discussion of location, since there is usually not much we can do about that. We can improve some looks with landscaping and line-of-sight tricks using dirt and or foliage, but we can’t pick up the house and move it easily.
Energy/green
This category is becoming so automatic, that in most MLS regional systems in Tennessee there is an area regarding green building materials, Improvements and appliances. These features should be stressed not only in the MLS listings, but in any print or electronic advertising, as well as in the home itself with tent signs or the like.
Size
Sizes in any given neighborhood is usually predetermined by the desired mood and ambience of the area. Some neighborhoods want to be large and stately. Some do not.
Lot density as sometimes determined by Return On Investment makes for smaller lots, and in many cases, smaller houses. The average age of the homeowner causes some downsizing to occur.
Price
Although we can ask anything we want for our house, we need to understand that unless someone is going to buy it with cash, it will probably need to appraise. So it is important to stay grounded in reality, especially if we wish to sell in the next year or so. If we could keep our house on the market a couple or three decades, then sheer inflation in the economy may help to bring our price.
Description
Always be accurate in your description of your house. One of the first words I learned in real estate was “puffery.” Don’t do “puffery.” Just be honest in your descriptions.
Also remember there is an honest “impressive” and an honest “disgusting.” Pick the right one to use.
