It is odd to me in these days of great attention to spending, and in this industry where people try to save money by doing things themselves, I have received requests lately for a higher, more Premium “Yikes-I’ve-Got-To-Sell-NOW!!!” level of my service. I must admit I probably dismissed the first several requests because I saw my service as complete, and did not wish to give an impression to anyone that I was the type who kept trying to up-sell my customers.
Well, the point has come. as many points do, that I give in.
Starting in the month of December, I will be offering a Premium Service version of my standard MLS service that will also include a full professional photographer’s “knock-your-socks-off” session for your listing, a proactive plan of marketing your home, and six e-mail flyers to almost 4000 agents in middle Tennessee for each planned marketing move.
It will also include a full weekly strategy consultation, unlimited offer/contract review, unlimited changes/edits, sign, MLS lockbox, and an easy parachute to let the owner/seller completely out of the picture if they decide that is their desire.
And all of this is designed to continue saving the seller thousands of dollars in commissions. I will provide the seller the paperwork not only for the transaction, but also the paper work for delivery to his/her tax accountant concerning his cost of sale.
We are finishing the package now, still dealing with third party vendor fees, but the Premium Package will probably come in at about $1995 plus any commission we decide to promise to a buyer’s agent if one is involved.
A potential Independent Homeseller should allow about two hours to discuss the program thoroughly and answer their questions.
