The real question is why not Nashville? Tennessee’s capital boasts temperate weather year-round, some of the best food in the country, and an eclectic art scene. Plus, the Athens of the South is also home to the Parthenon, a full-scale replica of the original. Nashville has become a mecca for bachelorettes, graduates, and business travelers. We also have the Country Music Hall of Fame, the new Madame Tussauds in Opry Mills, and a farmers market worth the hassle of finding a parking spot. If your rental is situated near any of these popular Nashville attractions, it’s bound to be a perfect choice for guests keen on proximity.

Plan to set aside at least 1 percent of your property’s value for maintenance.
Like home: You don’t have to take inspiration from classic country music to decorate your Music City rental. (But you absolutely can!) What you should do, however, is to make an effort to ensure your rental feels homey. You want your guests to relax from the moment they walk through the door. Make sure it is stocked well, with paper towels, staple condiments, dishes, and cookware in the kitchen. The bathroom should have at least a starter set of toiletries, clean towels, and a hairdryer. A few extra blankets, comfortable mattresses, and ample places to sit, both indoors and out, will go a long way toward making your property a go-to in a city with thousands of rentals and more appearing every day.
While the real estate market in Nashville continues to rise, owning a vacation home is almost always a great investment. And with Nashville on an upward trajectory, the seat of the Volunteer State is a smart choice. You already have a prime location, and it’s up to you to make sure the small touches are there since these are what will have the biggest impact on your bottom line.
