One of my readers asked me, “how in the world do you keep track of all the deets involved when a house is sold?”
I told him this.
Yes, there are a lot of details. Especially if you decide to sell it yourself. So here are a couple of pointers.
You can grab a spiral notebook you may have lying around, and write all your notes there. At least they’d all be together, so that’s a good start.
Start building a fact sheet about your house- at least the address and different rooms and price. You can type it out on your computer and print off a few for when you need them. Black and white works. You don’t need pictures on this one.
You will probably want to put it in the MLS. You don’t have to, but it makes thing go a lot faster. And if you decide to, you’ll need all the contact info about that MLS broker.
As you start showing your house, and/or having OPEN HOUSES you’ll want to keep a list of the people who come through.
You will need the buyer’s info, their agent’s info, if they have one, and the contact info of their agent’s transaction coordinator if they have one.
You need to keep up with appointments for inspections, closings, and attorneys.
None of this is difficult, but if you have a question or need, or you need something from all the group of people who may be involved, it will be such a help if you have all that info organized into a planner/journal. That could save you an occasional worry or surprise what-hit-me.
So here’s the trade off. a bit of your time and energy, in return for saving thousands if dollars in commissions. And keeping the info organized and handy will make it so much easier.
