You need to keep your home presentable. That is easy or not easy depending on the number of people living in your place, and depending on how you define presentable. Still it’s going to require more effort than usual.
You are going to need to keep yourself fairly available to answer your phone. You can use voice mail, but that isn’t perfect, because, as a civilization, we are used to the internet and auto-responders. We want what we want and we want it now. If you use a voice mail, you may need to discipline yourself to check it frequently.
Some of your calls will just be for information, and some will be for appointments to view the house. You don’t have to give the appointment immediately, but you will need to communicate and set up a time in the near future. Also, people can’t always see your house on Saturday morning, so you need to have some alternative times you can meet people and feel safe about doing so. The third thing for today you may need to handle is the paperwork. That is enough to strike fear in many people, but there is no real reason to tremble. When someone is standing in your home and the magic has happened, and they say, “we want it,” you do NOT WANT TO SAY, “OK, let’s get together tomorrow.” You need to LET THEM BUY YOUR HOUSE RIGHT THEN. Now here again our program prepares sellers for those times, and you know when you know what you are doing, in any situation, you are more confident.
I am not really trying too dissuade anyone from selling their own house. You just go through the steps 1, 2, 3. 1)Let people know it’s on the market. 2)Let them in to see it. and 3)Let them buy it.
There may be some sharp corners on some of those pieces, but that is way it is always good to work with someone in person and local who can tell you what will happen before it does. The best surprise is no surprise. You let me know if you want to talk more about any of these or other points.
