Friday afternoon, we put a house on the MLS in Nashville to have an open house Sunday. It was an exceptionally nice house.
It sold Saturday during a flurry of 5 or 6 showings and offers. (Incidentally if this interests you, you can find us here!)
NEWSPAPER
Our local newspaper covers several counties and has a readership on Sunday of a bit over 212,000.
Lets say half of the readers even look at the classifieds. = 106,000.
Lets say half of them are looking at the houses for sale = 53,000.
Maybe half of them are serious. = 26,500.
Even though missle Tennessee is divided into many sections or areas, let’s be kind and say four only- north, south, east and west of downtown = 6625.
Even if 1 of those had bought, it could be said that you still wasted 6624 ads.
Multiple Listing Service
The cost is about the same or less as an open house ad.
The MLS listing is immediately in front of about 5000 Realtors, some of which may have a prospective buyer waiting for that exact house.
We can also say that 90% more or less, of all real estate transactions do involve an agent in some capacity.
Obviously, you can see the most efficient use of your money and your time would be to use the MLS system, and a standard versus a flat-fee MLS FSBO system is an extension of this same money-saving topic.
