Homeowners, especially new owners, also may not realize they need to check their HVAC filters monthly, clean air vents, test a sump pump or cover outdoor air conditioning units in winter. An annual or twice-yearly HVAC inspection can keep it running more efficiently.

Annually, homeowners should drain the water heater, clean the clothes dryer exhaust, have a septic tank inspected and garage door springs lubricated.
