It doesn’t seem as though the home selling activity is cooling off much if any, this year, and you are starting to think about possibly selling yours. Maybe the time is right to sell your own house FSBO! Here are three reasons that say, “YES!”
1 You know your house better than anybody else.
To show it to a prospective buyer, of course, I don’t feccommend you give a tour of the house. There is a lot more on that topic elsewhere, but I do think its good that you are there, somewhere, to answer any questions the prospect might have. You never want an unanswered question to stand between the buyer and your home sale.
2 You control the schedule better.
You know your schedule and can eliminate the double-check step and your life being interrupted too badly.
The double-check is where the seller calls the agent, who then has to call the showing center, who then has to call you for an OK.
If you’re having an open house, the primary advantages are in scheduling and frequency. You can plan the open house when it works for you, not only for the agent. For frequency, let’s say, you decide to go all “ninja-seller,” and have an open every day of a three day weekend. If you are selling traditionally, you are very much at the mercy of your agent’s schedule.
3 You save thousands of dollars.
There is really no explanation needed here.
A $300,000 house can cost you an extra $9000, give or take, to use an agent to list it, even if the buyer has their own agent needing a commission. And for all that saving, you are just doing those things that you can do better.
